Client and Architect Agreement 2009 update

Minor clarifications based on member input have been made to the CAA-2009 Client and Architect Agreement from September 2010, as follows:  

  1. In A. Core Architectural Services >A.1 Concept Design > Pre-design, the bullet point 'review the project budget' has been deleted.
  2. In A. Core Architectural Services >A.2 Design Development > Developed Design, bolded words are added to the bullet point 'review the developed design against the budget for the Cost of Works and coordinate the preparation of an updated estimate of the Cost of Works'.
  3. In C. Cost, the second sentence of the first paragraph has the word 'agreed' deleted to read 'The client agrees that their initial budget for the Total Project Cost appropriately...etc.'

We have also made minor amendments in clause H and schedule H to assist in completing that schedule item when you adopt a limitation of liability. We have also amended the relevant section of the User Guide to assist with this.

The Client and Architect Agreement 2009 (CAA 2009) replaces the previous Client and Architect Agreements in long form and short form. The CAA 2009 may be used for projects of all sizes and complexity, and it is published with a comprehensive user guide, pro-forma guide letters and a sample of a completed agreement. The CAA 2009 can be completed and amended by hand and the schedules and signing page are also available electronically.

The User Guide describes the processes of completing the CAA 2009 for signing, for a generic project, and the User Guide may also be used to assist the client to correctly complete its details and sign the agreement.
