NOTE FOR VICTORIAN USERS: A new Victorian Architects Code of Professional Conduct took effect in April 2026, issued by the Architects Registration Board of Victoria (ARBV). It brings new requirements for client architect agreements and specific steps you will need to take before signing, such as providing a copy of the ARBV's client Checklist.

The Institute has developed Special Conditions schedules for Victorian users of its Client and Architect Agreements to ensure compliance with these changes. These schedules are intended to slot into the CAA2024/CAALS2024 agreements in addition to any other special conditions the parties agree to and set out in a Schedule C. The VIC user Schedules are available for download on this page. Refer also to the ARBV's new Code information and the ARBV's Client-Architect Agreement guideline.

Read time: 17 minutes

Alongside the 2024 Client Architect Agreement the Institute also publishes the 2024 Client Architect Agreement for Limited Services (CAALS2024). This agreement can be used for limited services and projects of small size, low complexity, partial services or lower-risk engagements or unique engagements that don’t require full architectural services.

The digital version of the limited services CAALS2024 is now available to all Institute members, with access to Acumen, as a membership benefit. Hardcopy versions of the CAA2024 and CAALS2024 can be purchased through our Online store.

This latest version is published with a comprehensive User Guide, Information Guide for the Client and template guide letters. Download the contract and guides below.
